Your Property Subdivision Process Made Simple
The subdivision process can be technical and time-consuming if you don’t know the systems. At Subdivide Simplified, this is what we do—and for us, it’s as simple as 1, 2, 3.
Step 1: Feasibility
We start by understanding your goals and assessing what's possible with your property.
What We Do:
Meet with you to discuss your property and what you want to achieve
Conduct preliminary investigations and share our assessments with you
Arrange a Pre-Application meeting with council planners and engineers to get their perspective on your project
Keep your lawyer in the loop so they can advise you throughout the process
Timeline:
Preparation and booking lead times typically take 2-3 weeks.
Investment:
$1,000 – $2,000 + GST
Step 2: Planning
Using insights from our feasibility assessment, we begin the formal subdivision process.
What We Do:
Engage a surveyor to provide a topographical report of your property as it exists today
Send the survey to an architect who prepares a scheme plan for your Resource Consent application
Develop plans, including your preferred new home designs, location of services, easements, and drainage designs
Complete all planning, designs, and engineers’ reports
Apply for Resource Consent to subdivide your land
Timeline:
This phase typically takes 1-3 months, depending on what needs to be completed and who we need to involve.
Investment:
$30,000 – $40,000 (subject to your specific project requirements)
Step 3: Civil Works
Once Resource Consent is approved, we coordinate all the physical work required on-site.
What We Do:
Gather quotes from contractors for all necessary civil works required by your Resource Consent
Manage contractors to ensure work is carried out in accordance with your consents
Oversee civil works, including:
New drains and manholes
New driveways
Demolition of existing buildings (if required)
Large-scale excavation on sloping sites
Construction of retaining walls
Timeline:
It can take as little as a few weeks or up to several months, depending on the scope of work.
Investment:
$80,000 – $90,000 (we’ll provide accurate pricing once we have your preliminary plans from Step 2)
Step 4: Fees & Contributions
The subdivision process requires payment of various council fees and contributions.
What You’ll Pay:
These fees are paid directly to the council and vary based on how many lots you create, what services you need, and your ultimate plans for the sites.

Resource Consent Fees
Building Consent Fees
Council Development Contributions
Water Care Infrastructure Growth Charges
Our Approach:
If you pay council fees directly, this keeps your overall costs down. We’ll provide a detailed cost estimate once we’ve completed Step 2 and have preliminary plans to work from.
What Happens Next:
Once all fees and contributions are paid, the council will allow you to proceed with building new homes or projects on your newly created lots.
Step 5: Title Creation (LINZ)
The final step—receiving your new property titles.
What We Do:
Apply for your new 224c Compliance Certificates once all planning and civil works are complete
Present you with your newly created properties and separate titles
The Result:
You now have legally separate properties ready for your next steps—whether that’s building, selling, or holding as an investment.
